Both density and destiny are in the conversation when speaking about 28 Austin St. in Newtonville. The footprint of this building was at one point a municipal lot owned by the City of Newton which the developer promised to replace after the building was up. As it goes, he was able to replace all 123 public surface parking spaces around the lot.
How’s that for density AND destiny?
Along with the parking comes 82,000+ sq. ft. building including 5,000 sq ft. of retail on the first floor (one space is rumored to host Caffe Nero and the other a toy store!), consisting of 4 floors and includes a total of 68 units- 33 one beds and 35 two beds. Nothing more, nothing less. (Worth noting, the building does offer a few 1 bed plus dens and also very large 2 bed plus dens that could easily double as three bed units).
Inside the building you’ll be introduced right away to the grand lobby which will double as the leasing center as well. Looking up you’ll see a nice, textured wall with recessed uplighting to give the room some breadth and a great colored accent wall on the far side. Beyond the vestibule is the mail/secure package room and the elevator bays.
The hallways are various shades of grey (almost 50 but not quite that kinky) with colorful carpeting zooming you along. The eye catchers here are the lights outside the unit doors. It’s essentially looks like a lamp but what would be the shade is actually white light that’s cast on the wall. It’s really clever and unique- we love to see things like this in new construction.
STYLE & SOME ACTUAL THOUGHT!
Units are outfitted with light wood colored vinyl plank flooring and the ceilings feel high due to the floor-to-ceiling windows. Kitchens offer two-toned cabinetry- wood textured/look on the top and light grey on the bottom and have soft close hardware. The kitchen appliance package is an upgrade from what we usually see- Fisher & Paykal refrigerators and Samsung Stove/Micro/Dishwasher. A nice upgrade to the normal basics.
Bedrooms are sizeable and can accommodate a king size bed. There are two closets (one being a small walk-in) and the bathroom offers a double vanity which is also really nice. All-in-all, the one bed units at 28 Austin are definitely a cut above much of the other stuff we see on the market. Well done overall.
We toured two different one bed layouts and a large 2 bed unit. The larger 1 bed was located on the corner with many more windows and the extra square footage was very usable being located mostly in the living area. The one beds range between 650-700 sq. ft. The building also offers a one bed + den layout which clocks in at a sizable 820 sq. ft.
The 2 bed unit we toured was around 1,100 sq. ft. but felt much larger than that. A welcomed change to what’s normally the opposite. The 25’ long living room had large, plentiful windows facing the South. The bedrooms were large and the rest of the unit was great. You just have to see these to appreciate them. Hard to really put into words how great and accommodating the spaces really are.
At the time of touring, the building hadn’t finished the exercise room but there will be plenty of cardio equipment and weights along with an adjoining stretch/yoga space.
Worth noting, 28 Austin St. is modular construction. Why is that important? Well, the big reason is that the wall thickness is substantial which in turn will help with noise cancelation.
The building offers 90 parking spaces in the garage along with bike storage. Outside you’ll find a nice, brand new playground for the kiddos and a small pet run for the doggos.
28 Austin’s location is well suited for both the city dweller and someone looking for a suburban home. It’s location in Newtonville is across the street from a large grocery store and around the corner from some fantastic eateries and coffee shops. The Newtonville commuter rail is within a 3 minute walk from the building as well. You drivers can hit the Pike in under 5 minutes as well. It’s an incredibly commuter friendly location and also offers the quiet, suburban feel you move to Newton for!
Pricing for the one beds start in the $2,700 range and head into the $3,300 or so with the 1+dens clocking in around $3,685. The standard variety 2 bed layout will start at $3,770 with the oversized 2 beds looking more in the high $4k/low $5k range. The big daddy deluxe units will set you back around $6500-$7k/mo. depending on the exact layout and building position.
